From Eric R. My wife and I just closed on the sale of our home through Linda and Alison at RE/MAX Heritage, although we first listed with another agent.
When we first came to market we listed with a competitor whose suggested listing price was probably $40k higher than the ballpark amount Linda had estimated. To be honest, we had done our research and were a little skeptical of the higher price, but we had done a lot of work to our place and so it wasn't difficult to begin to justify the higher price in our minds. The offers that came were consistently in the range that Linda had mentioned and we grew frustrated with the time on market and the disconnect between our asking price and the offers, and so pulled the listing. We met with Linda and Alison who gave us a frank assessment of the market and the value of our house. A wake-up call for sure, but we could see clearly that the market had supported their estimates all along.
Once we re-listed, we found Linda and Alison to be aggressive and proactive advocates. Knowing we were in a market where buyers demanded more than a pound of flesh, they took tangible steps to protect us (e.g. contacting the buyers' mortgage agent to assess the quality of the pre-approval). We found comfort in that they always seemed one step ahead of our concerns. So a well deserved recommendation to Linda & Alison. They had read the market correctly and executed their strategy well.
